The Cabot Workshops project is the regeneration of a former industrial site of the Canadian Power Boat Corporation through minimal gestures, where architecture is accessory to allow nature to resume its cycle of succession. It is a great gesture of connecting the two neighbouring biodiversity corridors, by creating an abundant and restorative ecosystem. The result is a resilient living environment supported by the community. It is an artistic, entrepreneurial and technological hub nestled in a third landscape - a microcosm where the occupants engage in a common circular economy mission.

The project is community-based, self-developed, non-profit and partly socio-financed. It rebalances traditional development objectives, swapping economic profitability for the benefit of people and the planet. Inspired by the C40-2018 strategies, it is a replicable zero carbon project.

Key Components


  • The Atelier Cabot project transforms a former industrial site into an artistic, entrepreneurial and technological hub. The spacious existing buildings will host artist studios and exhibition spaces as well as artistic and creative industries. The three new buildings will host a food hub including a large greenhouse for urban agriculture, a cluster for tech companies as well as accommodation for artists and a hotel. 
  • The project achieves at least 64% reduction in the embodied carbon in comparison to a BAU construction in Canada. The reuse of existing buildings and the elimination of basements for the new buildings leads to a 44% reduction of embodied emissions. 40% of embodied emissions is eliminated thanks to the use of low-carbon materials. The three new buildings will be mainly made of wood, including structures in solid wood, beams and columns made of Glulam and CLT floors. 
  • The project targets an ambitious Net Zero operational emissions that only cover the energy used in buildings but also the emissions from transport and the processing of waste.
  • The project is developing ambitious solutions to achieve the zero organic waste goal in 3 years and to reduce by 87% the diversion rate from landfill and recycling centers.
  • The project has also a strong emphasis on the restoration of the biodiversity and the natural ecosystem of the site. 50% to 60% of the site’s area will be dedicated to green spaces including a new urban forest that will be developed with the Miyawaki method.


Presentation of the site


The proposed « Site » is located at 4000 Saint-Patrick Street, in the heart of the Cabot industrial sector in the South-West borough. The strategic gateway position of the Site means that an ambitious flagship project can be envisioned on the proposed 28 000 m² lot, which should help redefine and revitalize the sector.



There are currently three buildings, including a historic structure used for shipbuilding during World War II, as well as two outbuildings on the Site. While the two secondary buildings and the two outbuildings will have to be dismantled, the main building could be partially rehabilitated in order to repurpose its rich heritage. Situated along the Lachine Canal, the Site has high scenic and tourist appeal.


In a sector characterized by industrial and commercial activities and comprising a number of heritage buildings, the Site presents specific challenges in terms of soil rehabilitation and heritage protection. These should be given special consideration in the proponents’ environmental strategy.

Open program, i.e. the possibility of developing a mixed project in accordance with the existing regulations and permitted modifications (zoning permitting commercial uses, certain industrial uses, as well as uses related to transportation or communication and infrastructure equipment). The sale of the Site is conditional on the purchaser reserving spaces, within the Proposed project, for artist and artisan studios, business incubators, and collaborative community activities.
