The aim is to create a mixed building for residence and economic activity on the new plot defined by the planning, in an innovative project of protected and sustainable housing aimed at new ways of living, with a programme of spaces and collective uses that promote community life.

The area is located in the Barrio del Aeropuerto (Airport Neighborhood), district of Barajas, to the north-east of the city of Madrid, next to Madrid Barajas-Adolfo Suárez Airport. It is an area built in the 1960s, which over time and with the construction of the Airport has been isolated from the city, surrounded by infrastructure and industrial buildings.



The planning approved in April 2017 allows for the rehabilitation of buildings with public funding, obtaining municipal ownership of the land and its redevelopment. It includes three re-qualification actions: the creation of a green area, the implementation of a new residential building to the east and a multi-functional area to the west that houses a plot with residential and commercial uses and another intended for local facilities.

El ámbito se sitúa en el Barrio del Aeropuerto, distrito de Barajas, al Noreste de la ciudad de Madrid, junto al aeropuerto Madrid Barajas-Adolfo Suárez. Es un ámbito construido en los años 60, que con el paso del tiempo y la construcción del Aeropuerto se ha quedado aislado de la ciudad, rodeado por infraestructuras y edificios industriales.

El planeamiento aprobado en abril de 2017 posibilita la rehabilitación de los edificios con financiación pública, la obtención de la titularidad municipal de los suelos y su reurbanización. Incluye tres acciones recualificadoras: la creación de una zona verde, la implantación de una nueva edificación residencial al este y un área multifuncional al oeste del ámbito que albergue una parcela de usos residenciales y comerciales y otra destinada a equipamiento local.

El objetivo es crear un edificio mixto de residencia y actividad económica en la nueva parcela definida por el planeamiento. Un proyecto innovador de viviendas protegidas y sostenibles dirigidas a los nuevos modos de habitar, con un programa de espacios y usos colectivos que fomenten la vida comunitaria. Una implantación de actividades en planta baja que fomenten la vida en el espacio público.

Current occupancy and limitations on the release of transfer rights
The plot is within an implementation unit that is being obtained through an expropriation process, with an approved expropriation project. It is expected to be obtained during 2020, so the plot will be available during the course of 2021.

Contract for the exploitation of assets and property rights of the Law on Property of Public Administrations (LPAP), and its General Regulations (RGLAP) or legal business provided for in the above should the asset be related to a public use or service, in line with the urban classification of the land and economic conditions of the exploitation.
