Your Expression of Interest file must contain the three following components:

1) Description of the bidding team and its organisation
Please note that a dedicated Bidding Team Form is available in the site's dataroom.

2) Presentation of the project and development concept for the site
This includes the project description (roughly 10 pages in A4/US Letter format) AND an illustration board (one page in A3/Tabloid format) The project description will include the outlines of the project and of the solutions proposed to address the 10 challenges identified.

3) Presentation of the intended legal and financial set-up
This memo (maximum of one page in A4/US Letter format) will include the legal-financial framework proposed by the bidding team. Note that at this stage, the legal-financial aspect is only a statement of intentions. The definitive commitments of the team will appear in the final proposal.

These documents must be written in English and/or in the language indicated in the SSR, and each of them will be dated and signed by the lead representative of the bidding team.
The documents must be grouped in a single compressed document (.zip) that must not exceed 200 Mo/Mb.

Situated near the Lachine Canal and benefiting from its touristic appeal, the site is found in the heart of the Cabot industrial sector, at the entrance to the new extension of Boulevard de la Vérendrye.

Situated near the Lachine Canal and benefiting from its touristic appeal, the site is found in the heart of the Cabot industrial sector, at the entrance to the new extension of Boulevard de la Vérendrye. This strategic gateway position means an ambitious flagship project can be envisioned on the proposed 32,800 m², which should help redefine and revitalise the sector.

There are three buildings onsite, including a historic structure used for shipbuilding in World War II. While two secondary buildings will have to be deconstructed, the main building could be partially renovated to reoccupy this place with its rich heritage.   

Close to the cycle paths of the Lachine Canal and Boulevard de la Vérendrye, which connect it to the city centre with direct access to Autoroute 15, the site benefits from an excellent opening facing three streets. It also has good public transport services, with four metro stations under 1.8 km away and four bus routes, including a designated lane on Saint-Patrick Street during rush hour to speed up bus traffic.

In a sector marked by industrial and commercial activities and comprising a number of heritage buildings, the site presents specific challenges in terms of soil rehabilitation and heritage protection. These should be taken into account in particular in the proponents’ environmental strategy.


A proximité du canal de Lachine et bénéficiant de l’attrait touristique qu’il représente, le site se trouve en plein cœur du secteur industriel Cabot, à l’entrée du nouveau prolongement de la Vérendrye.

Cette position stratégique de porte d’entrée permet d’envisager un projet phare et ambitieux sur les quelque 32 800m² proposés, afin de contribuer à requalifier et dynamiser le secteur.

Sur site se trouvent 3 bâtiments, dont un bâtiment historique ayant servi pour la construction de navires lors de la 2e Guerre Mondiale. Tandis que deux bâtiments secondaires seront à déconstruire, le bâtiment principal pourrait être réhabilité en partie, afin de donner une nouvelle occupation à ce lieu au riche héritage patrimonial. 
A proximité des pistes cyclables du canal Lachine et du boulevard de la Vérendrye qui le relient au centre-ville, et bénéficiant d’un accès direct à l’autoroute 15, le site se caractérise par une excellente ouverture avec front sur 3 rues. Il est également bien desservi par les transports en commun, avec 4 stations de métro à moins de 1,8 km de distance et 4 lignes d’autobus, dont une voie réservée sur la rue Saint-Patrick aux heures de pointe, facilitant la fluidité des autobus.

Dans un secteur marqué par des activités industrielles et commerciales, et comportant plusieurs immeubles patrimoniaux, le site présente des enjeux spécifiques en termes de réhabilitation du sol et protection patrimoniale, qui devront être particulièrement pris en compte dans la stratégie environnementale des proposants.
